My property is 55 by 110 feet. It was built as a G.I. cape cod for WWII veterans in 1947. My wife and I bought it from the original owner in 1978 with a $20 binder and a handshake and then $500 cash on closing that I was able to earn, steal, beg, borrow and hustle. The house cost $35,000 and a very kind loan officer with Greenpoint Savings Bank OK'ed a $37,250 loan for me on the Veterans Administration deal to cover closing and incidentals. The loan officer was a vet and knew that the government would guarantee $17,500 of the loan without providing me with a penny. The bank's risk was about half the loan.

Fast forward 32 years. The house is paid off and we're still here. Between the 6th and 7th races today the bride came home after shopping. She doesn't like the lawn sprinklers that spin. Now I have two more that sweep back and forth and cover more ground.

Every 5 or 7 or ten years we buy a dumpster for the driveway to get rid of junk and crap and things from home improvements and garbage that accumulates. A lot of old lawn sprinklers go into them.

Jesus H. Christ on a crutch - it's not like I have to water the Belmont infield here.

Make sure you use the Lawn food with Tick repellent. Never know when a nice Fillly or Old Mare may show up for a roll in the hay. ;)
